Inventory Makes

A well-prepared, accurate inventory is both a key document and an essential tool for any Landlord or Letting Agent. It is compiled before a property is first let and lists in great detail the fixtures and fittings within the property. Even an unfurnished property needs a detailed inventory to cover areas such as kitchen appliances, bathroom suites, windows, doors, light fittings and floor coverings as these are expensive to replace if damaged. 

The inventory is vital for comparing the condition of the property at the end of the tenancy and, when assessing liabilities, is required by the Deposit Schemes should a dispute over the Tenant’s deposit occur. Our inventories are compiled to current industry standards and can be updated for subsequent Tenancies.

Check In

We attend the property with the new Tenants prior to or on the first date of their Tenancy. Moving through the property, we record and detail the condition and standard of cleaning throughout and take full colour photos. The meters are read, keys checked and listed, and the Tenancy agreement is signed.

Interim Property Visits

During the Tenancy, a prudent Landlord or Letting Agent will see the value in regular Property Visits to check for any possible maintenance issues that the Tenants may have missed and to be sure that the property is being well-maintained.

Check Outs

At the end of the Tenancy we visit the property with or without the Tenants. We compare the condition of the property to the original Inventory and Check In documents. Allowances are made for Fair Wear and Tear. A report is produced highlighting any issues or possible deposit deductions, along with photos where appropriate. The meters are also read and the keys checked.
